Case Study: Clear solutions for code compliance and cost savings at The Verve multi-family development
Meeting multi-family construction challenges with precision and innovation.
In Wesley Chapel, Florida—just east of Tampa off I-75—a 300+ unit multi-family development known as The Verve is rising. Comprising eight six-story buildings, the project is being built to withstand Florida’s demanding building codes for wind and moisture resistance. To stay on schedule and meet code requirements, installer Bergeron Exteriors turned to a set of innovative weather protection solutions from TYPAR®.

Meeting moisture challenges head-on.
With Florida’s high humidity and stringent code requirements, moisture management isn’t just a priority—it’s non-negotiable. The Verve’s envelope solution had to meet requirements for greater than 90% drainability behind fiber cement siding and offer visibility into nail pattern for inspection, without interrupting the build schedule.
To tackle these challenges, Bergeron Exteriors installed a system of TYPAR® Clear Acrylic Flashing and TYPAR® DrainableWrap™ Commercial.
Product spotlight: TYPAR Clear Acrylic Flashing.
Installed around window and door openings and at inside and outside corners of the structure, TYPAR’s Clear Acrylic Flashing provided unmatched visibility into nail patterns— an essential requirement of Florida’s building inspection process. Standard butyl flashing obscures these nail patterns, often requiring inspectors to delay the project, or crews to return later.
“The ability to get the flashing on immediately after the walls go up means the crews keep moving, and inspectors can come through later without halting progress,” said Jim Grow, Florida TYPAR Representative, JEG Sales, Inc. “This product saves significant time and rental costs—up to $3,000 to $4,000 per day in lift rental fees alone.”
The transparency of TYPAR Clear Acrylic Flashing is achieved with TYPAR’s premium, advanced acrylic adhesive that is waterproof, self-healing and able to be applied at temperatures down to 20° F (-6.7° C). With a split-release liner for easy film removal, it makes a once tedious job faster and easier—and in Florida, without the need for pre-inspection before installation!
Key Benefits:
- Allows for code verification without tearing off materials.
- Accelerates workflow by enabling pre-inspection installations.
- Maintains superior moisture protection at critical corners and joints.
TYPAR DrainableWrap Commercial—Purpose-built for multi-family and commercial projects.
Used behind James Hardie® fiber cement siding, DrainableWrap Commercial delivered over 90% drainage efficiency—meeting the siding manufacturer’s moisture management requirements while offering added durability and UV resistance.
“The architect wanted a commercial-grade wrap with long exposure capability,” said Grow. “DrainableWrap Commercial was the obvious choice thanks to its high-performance drainage channels and the ability to withstand UV rays for 12 months.”
Key Benefits:
- Engineered for commercial-grade exposure and durability. In addition to its superior UV resistance, the product features tear-strength 5x greater than the competition, and resistance to harmful surfactant chemicals that can degrade building wrap performance over time.
- Creates a highly effective drainage plane—through an integrated layer of fibers— shedding bulk water efficiently.
- Exceeds fiber cement drainage specifications, helping to ensure the cladding system achieves its full lifespan.
Contractor-focused innovation in action.
The collaboration between TYPAR and Bergeron Exteriors reflects how real-world jobsite demands are shaping product innovation. From preventing rework to reducing weather delays and satisfying inspectors, TYPAR’s Clear Acrylic Flashing and DrainableWrap Commercial help contractors meet code with confidence—while staying productive and profitable.
“We’re always looking for ways to reduce bottlenecks without compromising performance,” Grow explained. “TYPAR is solving problems contractors actually face
on-site—especially in markets like Florida where conditions and codes are unforgiving.”
More than code compliance—A competitive advantage.
By choosing TYPAR’s innovative flashing and wrap system, Bergeron Exteriors achieved:
- Faster install times.
- Fewer delays waiting on inspections.
- Reduced equipment rental costs.
- Confidence in moisture protection and code compliance.
